Market Survey

David initially conducts a comprehensive market survey advise the client in setting a realistic price and to identify the target markets for the property. Considering the rapidly evolving demographics and character of the neighborhood, existing and planned competitive properties, the property’s characteristics, and overall market conditions, Coldwell Banker Commercial Sloane Realty will help establish a market price and identify prospective tenants by location, size and name.

We maintain current demographic, economic, and business information for the US and all detail levels and analytical resources to apply the data for maximum effectiveness. In addition, we maintain current databases containing relevant information on companies and investors throughout the US. This information can be sorted, selected and analyzed by any characteristics.

Promotional Materials

Coldwell Banker Commercial Sloane Realty has extensive experience planning and coordinating conventional advertising and promotion campaigns for commercial projects. The following are just a sample of recommended marketing tools and approaches.

  • Signage. Design and place signage advertising the property features and specific Coldwell Banker signs advertising the property onsite and at strategic locations throughout the area.

  • Brochure. Prepare and publish customized four-color brochures describing the property and its specific sales and market features.  Brochures should contain quality site plans, aerials, and detailed information about features.  Each brochure will be produced in hard copy and electronic format for distribution by mail, fax, Email or the Internet.

  • Marketing Package. Prepare a complete, professional marketing package that contains all the information to effectively promote the property and answer the prospects’ basic questions.

  • Multimedia Presentation. Prepare a multimedia presentation that may include interactive slides and/or virtual tours, maps, economic data, financial and business information, testimonials and promotion points. The multimedia presentation is distributed on the Internet at a custom web site for the property, www.DStuart.com which is my personal  web site, the Coldwell Banker sites and on YouTube and Veoh.

  • Listing Service.  Place the listing in the Brunswick County and Coastal Carolinas, SC MLS’ for all the region’s brokers to review, on the Coldwell Banker international network for all affiliate agents to review and on national listing services including LoopNet, COMMREX and CoStar.   • Advertising and Public Relations.  Coldwell Banker Commercial Sloane Realty will place print advertisements in the local newspapers, regional magazines, and other publications to market the property.  We will prepare and distribute news releases relating to the property and coordinate with other organizations involved in the property to conceive and generate major news releases and special events.

 

 Marketing Communications

  • Email.  I maintain  current databases of every licensed real estate agent in North Carolina, commercial real estate agents and investors throughout the US. Frequent Emails to these allies and prospects will maximize your property’s exposure and drive prospects to your customized web site and direct contact with me.

  • Direct Mail.  A direct mail campaign will be coordinated with personal canvassing so that both components maximize the effectiveness of the marketing program.  Personal and direct follow-up by Sloane professionals will be completed within two weeks after any mailing.  The target list for these mailings will include marina, residential, multifamily, and commercial developers appropriate for the site as well as investors. The direct mail pieces will include personalized letters generated using current technologies and the four-colored brochure with a response piece.  To the extent possible we will utilize E-mail, as well as direct mail in the campaign.   

  • Broker Cooperation.  In marketing the property we aggressively seek the cooperation of the commercial broker community in Brunswick and New Hanover Counties, NC and Horry County, SC.  We maintain databases with Email addresses and mail addresses of all 56,000 active real estate agents in North Carolina, commercial agents who are members of the C&I Division of the North Carolina Association of Realtors, and agents in South Carolina. David Stuart maintains an active relationship with successful commercial agents in the major metropolitan areas through seminars and workshops he presents to them. He will keep the brokerage community informed on current activity and the status of the project, attend the sales meetings of those brokers to promote the project, conduct periodic mailings and follow-up by inviting productive brokers on personal tours to introduce the property to them.  

  • Trade Shows and Expositions. We personally will advertise and promote your property at trade shows such as the International Conference of Shopping Centers, regional lifestyle shows, economic development expositions and conferences.

  • Personal Contact.  David is a speaker at the ICSC Conference and Sloane is a sponsor participating with a marketing booth at the conference. He regularly is a speaker at the Southern Economic Development Council, NC Economic Developers Association and North Carolina's Southeast economic development partnership. In addition, he is a featured marketing instructor for commercial real estate programs throughout the southeast.

 

Internet Marketing 

Coldwell Banker Commercial Sloane Realty will utilize Internet marketing to gain maximum international, national, and regional exposure for the property.  In addition to its own custom web site, we will place comprehensive information about the property on national commercial listing Internet sites including LoopNet, Carolinas Real Data, Coldwell Banker Commercial Network and on the Coldwell Banker Commercial Web site.  Rather than being a simple descriptive placement, our Internet presentation will create a dynamic interactive property brochure for interested prospects.  The presentation will include the full brochure of the property, photographs and site plans, and renderings of the property with direct response to Colwell Banker Commercial Sloane Realty.  This system will enable us to monitor exposure, print reports for clients, and update information in the most cost effective manner.  In addition, the system will immediately target and deliver your property information as a comprehensive brochure to active prospects. 

 

Marketing Administration

After prospects have been identified, our leasing or brokerage professionals will initiate the following action:

  • Present current, valid financial information to help you qualify the buyer financially.

  • Sell buyer on your property verses any competing properties in the region.

  • Advise you in negotiating basic sales terms.

  • Oversee and coordinate sales documents with owner’s and buyer’s representatives.

  • Provide liaison between buyer, owner, contractor and designers during planning and construction of any improvements.

  • Verbally report sales activity to the owner weekly and submit written reports once a month.  These reports will inform you of the number and results of prospect contacts, number of referrals from other offices and all efforts to promote the project and any trends that may affect the project’s marketability.
